Buyers Edging North As Near Beach Real Estate Prices Heat Up

Oh that wonderful Naples beach.  Drawing tourists for over one hundred years and delivering sunshine and warmth on a winter’s day. Like the temperatures today real estate prices along the beach are heating up and some buyers are edging north to keep the beach but find less expensive single family home options.

Port Royal, Aqualane Shore and Old Naples are some the best addresses in Naples with beaches and restaurants all within walking distance. But as prices rise buyers may be edging north to the next neighborhoods for more affordable homes.  Are buyers still buying in the most expensive areas?  Of course.  But it may be interesting in the blog this morning to look north to Pelican Bay for some popular options.

A quick look at the LEAST expensive homes for sales in Port Royal, Aqualane Shores and Olde Naples shows the 2670 Treasure Lane home in Port Royal for $4,195,000 and 2131 Marina Drive in Aqualane Shores for $2,500,000. Moving further north on 5th avenue north is the least expensive single family home for sale today in Olde Naples at 778 5th avenue north for $999,000. When you move further north to Pelican Bay the least expensive single family home is 813 Pine Village Lane $895,000.

Interesting. Same beach. Less expensive single family homes.

Sure the homes may be smaller, and the Pelican Bay beach club may not be as nice as the Port Royal Club but if you are reluctant to shell out the dollars then Pelican Bay may be an interesting option. Can you walk to the 5th avenue restaurants from Pelican Bay? No, but it is a long walk from many Port Royal and Aqualane Shores homes as well – so you may be driving anyway.

I don’t mean to suggest some areas are nicer than others – only we can see why Pelican Bay real estate is heating up. Your money goes further and you still get the beach. Let’s take a further look at Pelican Bay this morning and see what is going on here.

Nearly its own city this large area boasts single family homes and condos with two private beach clubs, a work out facility and a very walkable community – all close to Artis and one of the best cultural entertainment destinations in the area.

We remember when Pelican Bay was jungle-like before it was built. Clearly times have changed and with good reason. Pelican Bay is a great place to call home.

If you look at the numbers this morning (Matrix MLS) there are 1136 properties for sale in Pelican Bay, 95 have sold in the last 120 days giving a 6+months-inventory supply pace. This inventory level is very supportive of further price increases. Throughout last summer we saw this same trend as the near-north beach community of Pelican bay stood right in the path of eager home buyers edging north.
A visit to pelicanbay.org  will teach you a lot about the area and why this neighborhood continues to thrive in the most recent Naples real estate boom. Environmentally focused from its beginnings large tracts are set aside for preservation.

In Pelican Bay two wonderful beach access points served by friendly people in golf carts take you to two beach restaurants and spectacular sunsets. The tennis team just beat our club this year (tough to admit!) and you will find the residents very interested in fitness from bikers to joggers to walkers.

Property types range from all manner of condos with some spectacular views. Is it right for you? Maybe – Maybe not. Your own persona choice is up to you of course. We are just saying this morning we see why some people are moving north for their buying decisions.
