Naples Real Estate Up 18% In Twelve Months

I was in our office on Fifth Avenue South yesterday listening to a family touring from Italy here – they had just purchased a restaurant and were looking for a home to go with it!  Naples in the summer time. Home to the international tourist representing 20% of our buyers. The international wave, US demographics and short supplies continue to push our prices up.

Yesterday the Naples News reported through the Naples Area Board of Realtors Naples real estate prices rose 18%+ July 2013 to July 2014.  Please see the full article at http://www.naplesnews.com/breaking-ground/real-estate/nabor-july-median-housing-price-up-18-percent-over-2013_58738027 . Short supple and steady volumes are driving these markets.  A look at the supply position this morning shows the Naples all area inventory at 4.04 months. 12 months would be considered “equilibrium” where price pressures are neutral. As long as volumes hold – an inventory level of 4.04 months should be very supportive of price increases.

Our next analysis will be made available in two weeks showing new figures but know this – supplies are short, volumes are good and prices should continue to rise here.
