Real Estate In Olde Naples On The Rise Again

Posted on Monday, August 27, 2012

Olde Naples. That part of town perched right on the Gulf of Mexico with a history dating back to the late 1800’s. For one hundred plus years folks have known the beauty of our beaches and surrounding landscape. Now in modern times we have wonderful restaurants, fantastic shopping from boutiques to big names, and many outdoor sports.

A look at single family property availability this morning shows only forty nine properties for sale with asking prices ranging from $585,000 to $11,400,000. In the past year seventy properties have sold from $500,000 to $6,000,000. In Realtor-speak we have an inventory of 8.4 months – much improved over the last few years and another sign of the rebounding Naples, Florida real estate market in general.

What makes Olde Naples so special, sometimes commanding single family residence prices of $900 per square foot? Location for starters. Many of these properties are walking distance to the Gulf of Mexico and do not forget a walk to 5th avenue south and third street restaurants and shops. You really do not need a car.

But there are a few other global communities with this sort of location – what sets Naples apart?  Well several things …

1) Easy In, Easy Out – fifteen minutes from our jet port and 30-45 minutes from our international Southwest Regional Airport.

2) Global Community – An estimated 21%+ of our buyers are international

3) Special Weather – frequently 3-5 degrees warmer than Tampa! It has been reported our coastal homes have never seen a hard freeze due to our moderating Gulf waters. Want to play outside in January? Come here.

4) More than a sleepy little town – winter home to many affluential and generous persons sponsoring the largest charitable auction in the United States, a Philharmonic Orchestra, Art Museums, Local Theater, and many in season social events.

5) Limited Supply – Olde Naples is a finite piece of land.  Sure other areas around it expand to the east and north but this old part of town is unique and the supply of property is fixed.

Naples Florida is a wonderful place to add to your lifestyle. Imagine bringing your friends to our ocean waters in the dead of winter and enjoying our wonderful outdoor culture and life.  Come here and give it a try.
