What A Season In Windstar On Naples Bay – And It Is Not Over Yet

I woke up this morning, walked into my home office, opened up the doors and looked out on Naples Bay.  Slick calm.  70’s headed to 90.  Birds starting up the day.  Snook hammering bait by my dock.  Simply paradise.

What a season in Windstar this year.  Prices are rising, the club is filling up and the Florida sunshine just surrounds this beautiful place. What I find so interesting is a lot of the new folks are buying here from outside of Windstar. People from the surrounding gated communities speak of leaving over-crowded conditions and joining up with this low density community perched right on Naples Bay. Windstar is gaining in popularity.

Windstar is a lot like its tennis team. It seems to get better every year. Real estate momentum is building. Prices are up, supplies are down and many people do not recall golf membership levels this high.

In addition to putting the first Regatta landing property under contract this past weekend buyers came to one of our re-sale properties on Windjammer and very soon afterwards our sellers had arranged an agreement. Well priced and well marketed resale properties are moving, the new properties in Regatta landing are starting to move and we expect further price increases in Windstar.

Despite its successful and long history, Windstar on Naples Bay is still a best-kept-secret in Naples, Florida. A book was written about Windstar, the Golf Club is nearly full, and yet at an an open house last month I heard a lot of “never been here” or “did not know it was so nice back here.”

Somehow Windstar remains below the radar. Once not too long ago with a bunch of realtors packed on to the Naples Princess cruising south on the bay I pointed to east shoreline of the bay and asked the realtors what was over there. Few knew. Two miles of shore line, Tom Fazio’s first Florida golf course, properties ranging from $200,000 condos to multi million dollar single family homes and throw in a water shuttle to your own private beach on Keewaydin Island. Too funny. How could you miss it?

I am often asked “How is the market doing in Windstar?” Well let’s take a look at the numbers this morning and see how supply and demand are fairing and make some predictions. Supply is tightening in Windstar and supportive of future price increases. With 27 properties on the market this morning (down six from lat month) and 15 properties sold in the last 120 days (up one from last month) an inventory of 7.2 months results. Twelve months supply is considered equilibrium. Go below this equilibrium level and prices should rise over time. The current 7.2 months should push prices up. Interestingly purchase volume is also accelerating as 120 day sales rose to 15 from 11 over recent months.

Why here though? Why is Windstar gaining in popularity? Naples Bay, the end result of the Gordon River on its way to the Gulf of Mexico offers a variety of lifestyles in the Florida Sunshine. Boaters love the idea of a short run from Windstar to the Gulf, or a trip “down the back” to beaches and Marco Island and beyond. The more adventuresome boaters might head to the Keys or the Bahamas or north to the barrier islands of Sanibel or Captiva or Tampa. You get the idea. Year round boating in the Florida sunshine. And that’s just part of the story.

Life on the land is not so bad either. Here you may enjoy the community amenities like the newly renovated yacht club clubhouse, pool, spa , full-time harbor master and boat shuttle to Keewaydin Island – not to mention a great gulf course and tennis courts in some of the best condition in the County.

Windstar on Naples Bay is perched on the east side of Naples Bay facing west looking at those wonderful Florida sunsets. Right next door is the Naples Botanical Garden and even if you are not into all things horticultural you may enjoy seeing the tropical gardens and plant life – nothing like up north.

Walking the grounds around Windstar on Naples Bay you will find Tom Fazzio’s first Florida golf course and an abundance of wildlife around the place. Bicycle and walking lanes are provided on the quiet roadways. Apply to join the golf club if you would like. Venture into the club house (membership optional thank you) and the second floor dining room and lanai will provide you some of the best views of the bay. An active tennis program, health club and a number of fitness classes will also keep you going.

Head south along the grounds and you will find the Southpointe Yacht Club on property – a deep water marina, club house and pool. The first and third Mondays of the month here you will find a standing party and plenty of new and friendly folks to get to know.

Heading north on the property and behind the club house find the water shuttle to take you to Windstar’s private beach on Keewaydin Island – a seven mile barrier island with few inhabitants accessible only by boat. Enjoy a walk down the beach for some shelling, see the shore birds by the hundreds, and enjoy the waters of the Gulf of Mexico without a lot of other humans around.
