This afternoon we are off to look at property in the Monterey community in Naples, Florida. We thought we would post some of our pre-trip information and ideas before we go.
Two of my very favorite cycling friends live in Monterey and enjoy the community. We often take single family home buyers to this community for its beauty, convenience to shops and commuters love the Livingston road travel – even in season.
Let’s take a look at how Monterey single family homes are selling. This morning in the Sunshine MLS we see sixteen homes sold in the last twelve months and thirteen are for sale today. That gives us an inventory this morning of 9.75 months. So what? Well 9.75 months is ok, below a year, but the All Naples Average (Sunshine MLS data) is running below six months. We would expect sellers to be more accommodating of offers here but this will differ house by house.
What about prices here? Well as readers of this blog know price is really a function of the seller and the buyer – unique to each transaction – but it may be useful to look at averages. There is a wide asking price range across the thirteen homes in Monterey this morning ranging from $419,000 to $1,249,000.
Due to varying sizes of homes we like to look at price per square foot as a better way to compare asking prices. What did we find? The average “asking” price per square foot is in the $200’s ranging from $199 per square foot to $296 per square foot. Actual selling prices in the last year seem to be in the mid to low $200’s per square foot.
But what is the community like? A look at their website (http://www.villagesofmonterey.org/) shows the following descriptive information (and we quote from the website):
“The Villages of Monterey is a planned gated community consisting of 420 single family and attached condominium homes. The entrance to Monterey is located on Orange Blossom Drive between Goodlette Road and Airport Road in Naples, Florida.
Development started in 1990 and is now complete. The community is comprised of four distinctive neighborhoods, each with its own individual style. Homeowners are members of the Master Owners’ Association and their individual associations as follows:
Monterey Single Family Neighborhood Association, Inc. (292 homes)
Monterey Single Family Villa Neighborhood Association, Inc. (68 homes)
Monterey Villa Owners Association, Inc. (20 homes)
Monterey Villas Condominium Association, Inc. (40 homes)
The Monterey amenities include a guard house, large clubhouse, fitness center, sauna, swimming pool, three clay tennis courts and lakes.”
We are pleased to be visiting Monterey today. There is a nice selection of home types and floor plans, prices seem reasonable give the current Naples single family home market and we hope find that “Naples Best Address” for our buyers today.
