Another Look at Real Estate Development in South Florida

Here in Naples the shovels are out, the dozers and gravel haulers are running and there is a surge of new construction underway.  The Isles at Collier’s reserve alone plans 1,600 homes and one of our clients found Twin Eagles a great opportunity.

As a real estate team at Coldwell Banker we think real estate development – in addition to commission work in buy and sell transactions – is a good way to serve our clients. By putting our “money where our mouth is” we too buy and sell real estate. We renovate.  We build homes. We think real estate development gives us an even greater understanding of the market, creates new properties for our clients, and serves our clients better.

We are extra careful not to stand between our clients and a renovation or spec house opportunity.  As an example just last month we had our eye on a foreclosure ripe for a renovation or tear down. We went to the property the same day it listed and were planning to move on it. Then we realized it might be a good opportunity for one of our clients so we stepped aside, brought in our client and let them have a run at it.  That is the way it should be.  That is the way it is with us.

Which brings me to another friend I met with recently in Naples, Michael Orden. He has renovated many a home in Naples and now is firing up his next project. Many of you have asked for more details on these projects so here is the latest from Michael.

Michael shared with us he is committed to build a “spec” home in one of a couple sub-markets that are active in terms of final buyers seeking new home product. He has narrowed his search to the Moorings/Park Shore, Old Naples and Royal Harbor neighborhoods. Michael reports each of these areas is experiencing significant construction activity, very strong absorption rates and increasing values. He states he has several specific lot locations that meet his criteria. He is seeking folks to help him out with these projects so give him a call at 239-250-4139 if this would work for you.

According to Michael’s estimates “Current lot prices are in the $800,000 to $1,200,000 range and the projected ( yet to be determined, depending on size, location etc) hard and soft construction costs are in the $1,000,000 to $1,300,000 range.”
