Confidence: A Big Part Of The Real Estate Market

Lower inventories, another uptick in the stock market and a general feeling we have weathered a great financial storm – there seems to be some confidence in the  real estate market. The Naples Best Addresses team works in the Naples, Florida market place.  Let’s take a look at national trends and around town this morning to understand what I am talking about.
First off, the spec home builders are back. A look at the luxury home market and you will find a large number of developer homes for sale in Naples. New construction, updated floor plans in the upper price ranges. Individuals or group of individuals banning together are back to invest in home building in a big way. Beyond the numbers just take a drive with me around Old Naples and witness the home building. We track spec home building opportunities for clients and well priced lots or potential tear downs move quickly this morning. Folks investing money on the hope others will buy their home in the future demonstrates confidence.
Charitable giving in Collier County, often the first to go in pessimistic times, is doing OK. We do not pretend to know every donor or every organization in need of funds in Naples – BUT, the three wonderful and caring organization we do work with are certainly having better times now then they did last year or the year before. We need to do more here and give our time and talent to help others but things are looking up here to. When folks are more willing to take care of others I think it is a sign of confidence in the current state of affairs.
National survey trends are showing more confidence. According to a Florida Relators report and the CredAbility Consumer Distress Index confidence is up nationally. Please see http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=4&id=280321 for the complete report but I quote “Americans are feeling the best they have about their financial situation in nearly four years, according to the latest CredAbility Consumer Distress Index, a nonprofit credit counseling service. Improvements in the housing market have lessened the stress on Americans’ wallets, according to the report, which analyzed the financial condition of U.S. households in the second quarter”.
Pending Contracts are a sign of future sales. These “pending contracts” are homes under contract but not yet closed. Sure, sometimes they do not close but most pending contracts close and the trend? Up again. Up in summer months when Naples Florida tends to slow in the off season. If volumes are rising here in the offseason, what might happen in season when our population increases an estimated four fold?
One word of caution to sellers despite all this confidence. Your home needs to be priced well, in good condition and marketed aggressively or it may not sell. Sure the markets are improving BUT we still have over priced homes sitting on the market.  Sellers may need to improve their property and/or drop their price to move it – even in these more confident times.
