Ok let’s say you want to live on the ocean here in Naples, Florida – what’s available? For starters I don’t mean walk to the ocean or drive to the ocean, we have lots of properties like that. I mean you actually have to see the Gulf of Mexico out your window from a condo or single family home.
Too expensive? Well think again. Prices range from under $200,000 in Vanderbilt Towers (on one unofficial bike route north and south from town I like to ride) to over $19,000,000 in Port Royal with membership available in the Port Royal Club Lots of choices in between – in fact 382 of them this morning in the Sunshine MLS.
But are they selling? Well 379 Gulf of Mexico Views sold in the last year – not bad, about a year’s worth of inventory. We would like to see about six months inventory or half the number of properties for sale – or twice the sales volume – to make this a better market. The good news for buyers is the market is skewed toward buyers with this level of supply – slightly. Gone are the two-year inventory days of a couple of years ago but it is not a bad buyer’s market right now.
How does the market differ between single family homes and condos? Well the single family home market is much, much smaller with less than thirty homes for sale with gulf views AND they sell much much slower – more like two years worth of inventory. The condo market is a little healthier and much improved over recent years.
