It is estimated 21% of all Naples, Florida real estate purchases are from international buyers – primarily Canada and Western Europe. Nationally Florida leads in international buyers as reported today by FloridaRealtor reported “Five states made up 61 percent of reported (international) purchases: Florida (23 percent), California (17 percent), Arizona (9 percent), Texas (9 percent) and New York (3 percent).”
So what? Well if you are selling your home your marketing plan should include this group. But how? Here are a few ideas:
1) They Start Online. International buyers are no different than domestic buyers in this regard – the majority of them are going to start online. You need to have your listing visible preferably on the sites they view – many of them begin in Canada and Europe so get some help figuring this out.
2) Brand. Go with a realtor with a recognized brand name and track record of international sales. Other realtors will work too but why not improve your odds. If you were visiting a foreign land buying real estate wouldn’t you tend to work with a company name you recognize.
3)Is language important? Maybe maybe not. I am not certain speaking in native languages really attracts the international buyer. Many of the international buyers I know prefer to speak in English anyway but I can see it helping in some circumstances.
