Earlier this week we reported the strong Naples real estate results for January with a significant up tick in sales and a further reduction in overall supply. These local Naples real estate trends continue to put foundation under our current prices.
The strong local results run counter to the national trends however. Yesterday the National Association of Realtors reported “the median home price in January (In the United States) fell 2% from December to $154,700. That’s the lowest price reading since November 2001, before the run-up in home prices that became known as the housing bubble.” Ouch. We want to acknowledge the difficulties in the national market and understand a lot of folks are still hurting out there.
For what ever reason Naples is enjoying one of its best tourist seasons in years (The folks at Oakes Market say best in twenty years) and I think this is translating into local real estate strength.
Interestingly the state wide figures for Florida real estate are strong as well. Today Florida Realtor President Summer Greene reported “We’re seeing positive signs of a strengthening recovery in Florida’s housing market … in both the statewide single-family and condo-townhome markets, pending sales are higher and the statewide median sales price rose – up 5.3 percent …” Nice.
Statewide, Florida real estate is looking up and locally Naples real estate is at least at month fourteen into its real estate turnaround.
Remember all real estate is hyper local, so know your figures street by street and work with a good REALTOR to help you sort it out.
