Frustrated Real Estate Markets Are Improving And Your House Has Not Sold?

You hire a realtor to market and help sell your property. The main drivers of successful real estate selling are location, condition, price and marketing – but here is the real news – the seller is in control of condition and price – the realtor delivers the marketing. So what? Well you better hire a realtor who knows how to market your property AND you had better understand how that Realtor differs from the others.

To market effectively you need to know a bit about the buyers! For example in Naples it estimated 21% of the buyers are international and over 80% of all buyers start on line. Does your realtor have a good international and/or online marketing strategy? Yes? If so do you understand how it works and why it is different than other Realtors? If you do not know are you sure you have your marketing working right?

There are some great marketing innovations in real estate. One of the earliest was Coldwell Banker’s “Previews” process. Back in the day there was this “next thing” called “film” creating Hollywood movies. A very astute real estate professional decided to apply film to real estate marketing. He would film (at great expense for the times) potential properties and “preview” them with potential clients. The very successful method led to Coldwell Banker’s national leadership in premium properties – and some of the first video marketing long before YouTube.

So what? Well here is the so what. Your hire a realtor to market your property. What innovations are they using to help you market and sell? Are they different and better or just going through the motions with the usual web site and yard signs? Think carefully.
