How Can Buyers Find Property In A Tight Market?

With Naples, Florida real estate supplies at near six month levels and developers struggling to catch up can buyers really find that best Naples Address for them?

Yep. Yesterday we helped our buyer close on a  property she will love for a long, long time. We worked well together and were able to navigate a very tight market together.  How did we do it? We found the following really helped – make sure you have these things going for you:

Be ready. Know what you want and when you see it make an offer. On the evening of the offer our buyer walked through the unit, spent a good amount of time getting the feel it, brought a friend along, and after a time said “this is it.” No mind you, we looked at a lot of property before this and our buyer gained a good understanding of the market but when the time came she acted.

Get on the ground.  In a resort community like Naples it is important to spend some time in town driving and looking vs. staying up north, online, searching.  Come to town and get a feel for it.
Search Tools. They are not created equally. Get a good one, get on it, and use it frequently. If you need advice on this one let us know we will get you started. And oh yes, some very popular national tools use data sent to them from other sites. So what? Well the so what is there may be a delay in the data transmission and you may not have the latest news – tough to manage in a fast-moving, tight market like Naples, Florida.
A drop everything Realtor. It goes without saying but you need a Realtor willing to get out there, drop everything and work as quickly as you do in this market. Sometimes you find that best address and you need someone to go with you to open it up – like right now. You may be out of town and you need to have someone go over there and video it for you. You may need someone to knock on doors when no property is for sale in your favorite neighborhood and create an opportunity. Find a good realtor.
Pre-Approvals.  If you are borrowing money make pre-approval is a good thing. Why? So the seller is more willing to accept your offer. if the seller has multiple offers or they are seeing a lot of traffic are they going to accept an offer with financing contingencies when a cash offer may be coming? Probably not. Try to set up a pre-approval if you can.

Ok, Ok you get the idea – the Naples Florida real estate market is tight but a well prepared buyer can find what they are looking for.
