Some of our clients look for properties to buy and rent for the long term, thinking rent returns maybe superior to cash these days. We are not offering financial investment advice in this column but we did take a look at some rental property options in Naples. We screened for established rental communities with shorter term rentals near the water to appeal to the seasonal crowds.
We see at least six properties which may be good candidates for investors interested in setting up a rental. They include:
Naples Cay Resort (http://www.stayatnaplescay.com/)
Parkshore Resort (http://www.parkshoreresort.com/)
and Greenlinks in Lely http://www.hotelsone.com/naples-hotels-us/greenlinks-resort-an-ascend-collection-hotel.html?as=g&aid=8367218918&dsti=211591&dstt=8&label=ggehoeu-bh211591&akw=greenlinks+lely&asrc=Search&ast=&gclid=CMzV2dO25K4CFS1a7AodaR8gyA
The properties all vary in attributes with weekly or monthly rentals and amenities like in residence laundry which we think may be important to eventual resale and renting.
Let’s take a look at Regatta. From their website “Regatta at Vanderbilt Beach brings the best of Florida right to the doorstep of luxury condominiums, with sandy white beaches, and stunning, colorful sunsets only a short stroll away. The community’s waterside location provides breath-taking bay views, and a 55-slip marina for residents. . Residences boast large screened balconies, master suites and utility areas, while community amenities include a clubhouse, fitness room, two swimming pools and available golf packages.”
One additional thought regarding financial computations with condominium investing – the wild card is assessment. If the HOA cannot cover operating expenses or there is a capital expenditure requirement (new roof for example) you as an owner will pay your share.
Let us know if we can research this further for you and help you find a Naples real estate rental.
