After a thorough search for single family residences in the Naples area and negotiating a competitive bid my buyers put a home under contract last week. A beautiful place, on the water with a private boat slip, easy access to the Gulf Of Mexico and an asking price UNDER $300 per square feet. It is tough to build them for that, let alone buy the land too. It did my heart good to see the MLS listing go “pending.” Nice.
Pending Sales are on the rise in Naples with a nice spike last month. With four hundred pendings in the prior month the Naples MLS reported a spike to four hundred and fifty pendings – above the average of four hundred and eleven and another sign the so called off season is still hot. Wait ‘till the tourists come back!
The Naples Florida real estate results are also in line with national trends. The National Association of Reatrors reported a July rebound (http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=1&id=280440) and two year highs.
At NaplesBestAddresses.com we think it will be very interesting to see if August also provides strong volume. Why? Strong Volume + Lower Supply = more support for local prices. All of this is going on when an estimated 80%+ of our population is up north. Will this coming season see a real boost to prices in Naples? We will see.
