No Matter How You Measure it: Naples Real Estate Volume Still Fading

What a great day yesterday.  I snuck out for some competitive tennis traveling down to Fiddler’s Creek (my first road game in over 30 years!) – but I digress. Returning to work I set up my listing appointment for today (hope we get it) and my Wednesday closing is looking good. So I should be happy?

Well maybe I am greedy but I am still am concerned about volume in this market. Not my volume, the overall market. Despite the cheery news of reduced inventories and rising prices I would still like to see more volume in this Naples real estate market. After reporting decreased volume in last month’s blog I thought I would revisit the topic this morning with the hopes of a Naples real estate volume increase – nope.

My fellow Naples Realtors sold 1,072 properties this past quarter BUT a whopping 1,677 properties was sold the prior quarter (Sunshine MLS, All Naples Area). Some drop off – and just when we were rolling into season. Weird.

Hmmm. Rates are good, tourist season is the best in a while, lots of folks are looking at real estate in the windows of our office on fifth. What is going on?

Caution is what is going on (just like some of my serves and ground strokes). Folks are not ready to jump back in just yet. Low inventories mean not much to chose from so maybe some cause for lower volumes. Rents are rising so this implies the wait and see crowd is here, but renting and driving up rates (try to find a rental property right now).

A closing optimistic thought in all this? I think we sold off the inventory and volume had to slow. Now we will see if prices rise. Keep your fingers crossed because a recovering real estate market helps everyone.
