I am puzzled by a recent report from the National Association Of Realtors claiming national inventories are at 4.7 months (see http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=1&id=289063). In the article they go on to say “A more important number in the report may be the supply of homes for sale. That rose to 4.7 months, at the current pace of sales, up from 4.3 months in January, NAR says.’
Interesting – especially with the “pace of sales comment.” I would be a little careful with any conclusions based on one month worth of data. Why? Can you really take one month’s results, multiply by twelve and come up with an annual trend? I doubt it. Even the article goes on to say “seasonality” may have caused the difference.
So what? Well the so what is inventory statistics do matter and tell us a bit about possible seller and buyer attitudes. It helps coach buyers and sellers to more or less aggressive behaviors in negotiations and pricing and may give us clues to future trends. And … you need to know the numbers by neighborhood, not just by town and certainly by nation.
So what gives in Naples? We are doing ok. Inventories this morning in the All Naples Area in the Sunshine MLS stood at 7.1 months with 5,443 properties for sale and 9,172 properties sold in the last twelve months. Neither a buyers or sellers market across town. But be careful, lots of inventory in Port Royal and Olde Naples but not so much in other areas.
