Finally, a seller’s market in Naples, Florida after some tough, tough times. Now might be the time to sell is you have been waiting out these markets. Moving on, downsizing, simplifying or whatever reason – this is a good time to take a look at selling.
One good reason to consider selling? Scarcity. Buyers are struggling to find that best Naples address for them as there just fewer properties. Those online search results are yielding fewer answers in most cases. In past years we had a two year+ supply of properties in some areas and plenty to choose from for buyers. Now we are at 5.65 months for single family homes and 6.58 for condos. Good times for sellers.
Another reason to consider selling now might be rising interest rates. We are not a predictor of mortgage rates but most industry pundits say sooner or later, and probably this year, Federal policy and economic recovery are going to cause rates to rise. So what? When rates rise, mortgage-backed buyers are squeezed and buying power and mental willingness diminish. So … might be a good time to sell to get ahead of this.
If you are selling consider pricing reasonably – even in these markets. Why? Properties sell with their highest values typically in the first four weeks (Coldwell Banker Studies). It is probably not a good idea to price too high and wait for the market to come to you even in a seller’s market. Sure the buyers are hungry but they are not going to buy over priced property.
Can you delay putting your property on the market and hang on for more money? Sure, that might be a good strategy. But if you have been waiting to sell since 2006 or earlier and you want to move on to your next step this may be a great time. Get with a good Realtor to help you figure out your situation – after all real estate markets differ street by street so you may want some help before venturing out there.
