Here is how we help you figure out what your place is worth …
Supply and Demand comes first. We take a look at your particular neighborhood – a step often skipped by home owners and Realtors. Why do we look? It is said all real estate is local. In your neighborhood for example we may have seen greater or less price appreciation than the general Naples market. More importantly the existing inventory may forecast further price behavior.
We look at the current selling rate and existing homes for sale to calculate your neighborhood inventory. If we see under a twelve month supply and we should see more price increases. We also take the added step of looking at trends. What was this figure last month and the month before for example? At Naples Best Addresses we track and record this data to help our sellers estimate the value of their property. This is the sort of market data you should start with.

Next comes the traditional Realtor comparison of properties for sale, under contract and recently sold to help estimate the value of your place. We pay particular attention to condition, location, and style differences as well as that all important price pre square foot figure. In addition we heavily weight actual current sales over not-yet-sold prices as we find many sellers have a “pie in the sky” view of their home values right not given all the newspaper headlines of a rising market.
We are not done yet. We need to look at days on the market. Many of our sellers want or need to move on and do not want to spend a lot of time and trouble selling their home. We see some properties for sale for over two hundred days sometimes! Many times the cost per square foot number is directly linked to selling time – and we will help you work through this.
We also recommend appraisals in some cases where we are looking for further confirmation of our estimates. They come at a cost but are many time worth the price.
