The Boom Continues: Naples Real Estate Prices Up 23%!

(what a market in Naples these days – sales are strong even in the so called “off season”)
The Naples News reported today “median resale home prices rose a whopping 23 percent, from $270,000 to $332,000 in May 2014, primarily fueled by double-digit gains in both the highest and lowest ends of the market”.

Readers of the blog will remember our report last month showing the basis for the results today … low inventories, accelerating volumes combined with demographics (think migration) and business formation and you have the recipe for a hot real estate market.

This week Bloomberg forecasted the top 18 growth areas in the United States and where did Naples rank? #1. Wow. Our little town is on a roll. Other Florida towns made up quite a few of the top picks as the State in general is growing significantly – recently passing New York as the third largest state.

Sure, new construction in the big developments are taking approximately half of all the new buyers but existing home sales still are up 23%.  Well priced existing homes in great locations are selling quickly.  Look for continued price movement in the upper and lower ends of the market as the “barbell” continues.
