Many of our friends are asking us if this is a good time to sell. With a booming market and people just feeling better about things many a homeowner is thinking about selling. In our recent market update we reported lower inventories, rising prices and a very favorable real estate market here in Naples, Florida and in many parts of the country. Financially this may be a great time to sell for many people. After weathering the most recent real estate storm prices are up and a seller’s market has emerged, but how many times have we seen people cash out and sell their homes and capture some money on a real estate upswing only to search in a market of short inventories with no desirable options for their new place? It can feel like someone stole your house!
One of my very smart friends took his home off the market after realizing the choices for a new place were limited. In fact he just may tear his place down and build the house of his dreams – instead of selling and buying new. That’s one way to get what you want!
For most of us property ownership is about living not investing. So if you like your place stay with it and enjoy life. Too often we have seen sellers cash out, then go out on the search for something better. Just be careful what you wish for. If you do want to sell know where you are going next. Sounds obvious but sometimes forgotten. When you sell your place – actually your home – and go looking in a market of short inventories you may not like what you see. Don’t just sell because the market is back. Your property is not an investment it is your home.
￼ Still tempted? You may be saying “Prices are going up maybe I really should wait.” Hmmm. Here is something to consider. Who knows where prices will go next year but best guesses look like a another increase. But … the place you are moving to is also rising in price probably. So unless the target place is a lot more money maybe a “rising price” is not much of a motivator. Where does all this leave the potential seller? Understand what problem you are solving for. Downsizing? Great idea for some. Found the “Forever” place and want to move? Great Reason. This is your home.
